Homes near Hickam Air Force Base in Honolulu

Hickam Air Force Base, now Joint Base Pearl Harbor-Hickam is located on the island of Oahu near Honolulu. The base recently joined with the neighboring Pearl Harbor Navy Base. This base is home to the PACAF92’s 15th Airlift Wing, which supports air mobility and operations. Hickam has some of the nicest on base housing of most bases but some who station here prefer to find their own housing off base. Hawaii is a beautiful place to live especially Oahu; here is a look into the communities near the base. Homes near Hickam Air Force Base in Honolulu

A few of the cities nearest Hickam are, Pearl City, Aiea, and Honolulu.

Honolulu is the nearest city to Hickam; in fact the airfield is within Honolulu city limits. Hickam is just 9 miles from downtown in good traffic it is just a 17 minute drive in good traffic the city has some of the nation’s most congested traffic. Honolulu is the largest city in all of Hawaii. The city is long and narrow and may feel a bit cramped to some. There are many high rises within the city housing offices and condos. Honolulu has a large Asian-American community of about 55% of the population. Though the city has a large population in a small space it has all the beauty of Oahu. If you are looking to be close to nightlife and activities Honolulu is the spot. Homes in Honolulu will be more expensive the median price for a home here is $590,000.

Aiea is about 10 to 20 minutes from Hickam depending upon the part of Aiea. This town has much to offer and is close to nearby Honolulu.  Aiea has Hawaii’s largest enclosed shopping center Pearl Ridge. The center is divided into two sections uptown and downtown with a monorail to connect them.  On mall property is also a hospital.  Aiea also has Aiea shopping center much smaller but equally useful with grocery stores, Starbucks, and many restaurants. If getting outdoors is more your thing Aiea has Keaiwa Heiau a popular medicine shrine with 4.5-mile loop trail. Sporting events can be enjoyed at nearby Aloha Stadium home of the University of Hawaii’s football team and host of the Hawaii Bowl and the NFL Pro Bowl. Both Condos and single-family homes can be found in Aiea. Homes in Aiea start at just under $200,000 and top off around $1.6 million.

Pearl City may arguably be the best town for families near Hickam on Oahu. Pearl City has the Pearl City Complex run by the Hawaii Department of Education; in the complex are elementary, intermediate, and high schools. All Hawaii Public Schools are great schools. Pearl City also has a community college. There are also great sports teams in Pearl City the little league baseball team has been to the little league world finals and in 2007 won the U.S. championship. Pearl City has great shopping centers as well. There is a lot to do in Pearl City some say the only reason to leave is to go to the beach. Homes in Pearl City average around $300,000 to $500,000.

There are many great places to live within 25 miles of Hickam these are only a few. One thing to remember when re-locating to Hickam is the tremendous traffic, especially if you have a 9-5 type of work schedule. The best way to find a great home is to get in touch with a local real estate agent to see the many great neighborhoods near Hickam.

What’s going on in Property Management Land?

Adventures in Property Management Land 

There are a number of things that could go wrong in Property Management no matter how well you screen your tenants.  We are Property Managers and we don’t have the ability to see into the future.  The difference between a good Property Manager and a bad Property Manager is how we deal with the unforeseen problems.  I would like to share a recent adventure I had in Property Management Land with you.  The names and places have been changed to protect the parties involved.Kitchen

The owner of a property I manage in a very nice neighborhood had to change his counter tops.  He decided to go with Granite.  The owner lives on the east coast and his property is in Hawaii.  He went to purchase the granite on the east coast from a home improvement conglomerate which we also have in Hawaii.  We had great tenants who were aware that this work had to be done before they signed a lease.  After much debate and coordinating the installation began.  The work was supposed to take no more then 2 days.  Five weeks later, we let the tenant out of their lease.  The granite was installed just fine.  The problem was the store had allowed the granite installers to do the plumbing work as well unbeknownst to us.  Granite installers are not known for their plumbing skills.  The store charged the owner for a plumber.  Needless to say everything that could go wrong did. The brand new $400 sink didn’t fit, the dishwasher which worked fine before the install leaked all over the owner’s very expensive WOOD flooring.  The store finally got it right after 3 different attempts at a new dishwasher.

Now I was on the phone with the owner 5 times minimum a day.  We even joked we spoke more with each other then we did with our spouses.  Tenants were demanding food credits of $500+ a day for their family, which by the way doesn’t fly in Hawaii.  Owners are not required to cover food expenses of tenants.  The store was dragging their feet and wouldn’t return calls, which prompted me to be at their store in their face, demanding answers.

It ended well despite the drama we went through.  We let the tenants out of their lease and found new tenants who are delighted with the unit.  The old tenants found a place on the other side of the island.  The owner received from the store over 3x the amount the granite cost and a new dishwasher and sink.

I responded to every call, every request from the owner and advised him to get his insurance company involved as a backup in case they were needed.  This involved many late night calls and weekends spent fighting with the store.

A bad Property Manager will let the owners handle things themselves as they purchased the granite as this was above and beyond the normal scope of a Property Manager.  A bad Property Manager would also set perimeters of when they are available.  Let’s face it, as Property Managers, our owners and tenants alike don’t care if we want our weekends for ourselves, they want you available 24/7.  In situations like this, there is nothing more frustrating to an owner who works 9-5 and is thousands of miles away, not be able to reach their Property Manager.

Moral of the story, COMMUNICATE.  The owners have hired you to take care of their properties.  Treat their units as if it was your own!

Current real estate market in Honolulu Hawaii

 Current real estate market in Honolulu Hawaii

Honolulu is not immune to the real estate bubble that burst in 2007 and 2008 but it is slowly making a comeback with more and more homes on the market and more seller occupied homes for sale. Foreclosures are slowly going away, short sales are leveling out and more sellers are finding their homes may be worth more than they were just a few months prior. Current real estate market in Honolulu Hawaii

The current average listing price in Honolulu for June 2013 is roughly $1,053,000 which is down 2.5% over last week at this time but year-to-date sales have gone up with the median sales price of about $425,000, up $26,000 or 6.5% over last year at this time. There are currently 1196 homes for sale this week alone which is quite a few although the number of sales has gone down by 36% over last year. This means fewer homes on the market and higher prices for buyers.

Waikiki tends to be the most popular neighborhood with an average listing price of about $611,000, stabilizing over the last month. Hawaii Kai is down 3.4% with an average listing price of $1.8 million. Although listing prices have slowly gone down since last month it’s not a trend that we are likely to see over the next six months. Buyers are still looking for homes and with the supply down may be surprised to find the home of their dreams is no longer in their price range.

If you’ve been concerned about home prices in Honolulu, Waikiki, and surrounding communities and towns on the island of Oahu now might be an excellent time to consider buying. Rates are still relatively low although we are seeing them creep up slowly, so now would be an excellent time to buy a home and have possible equity within 4 to 6 months.

Where to Live on Oahu

With a mild and temperate climate, and tropical storms a rarity, lightweight clothing is worn year round on Oahu.  Also, the average family lives in a much smaller sized home than those on the mainland due to higher land value and more outdoor living. Mild climate? Smaller wardrobe? More outdoor living? Why not re-budget your heating and clothing funds and live on Oahu?Where is Oahu

Honolulu has many inviting neighborhoods to choose from, but two in particular are Pupukea and Manoa. Pupukea, meaning “white shell”, is a popular area on Oahu’s North Shore. Beach lots at Sunset Beach and the uplands of Pupukea are considered to be popular residential areas. Manoa is a valley and residential neighborhood of Honolulu. While Pupukea’s one drawback may be that they’re farther from down town Honolulu, Manoa is only three miles east and inland from there. In Manoa you’ll find private houses built before the 1960s as well as condos.  Those with young families wishing to move to Honolulu will be happy to know they have a Walmart!

Located at the eastern end of the island, Hawaii Kai is well planned and designed by Henry Kaiser. Shopping and dining here are exquisite and it’s only a 20 minute drive to Honolulu.  This is considered a safe family friendly area, where traffic can be rough but depends on your working hours. They have good public schools. Koko Head Elementary has an amazing reputation. They also have the ever coveted Costco! Locals describe it as open, quiet and clean.

Just north of the Honolulu International Airport, Aiea is a neighborhood  technically in Honolulu, but with its own population of around 10,000. Most homes here were built between the 1970s and ’90s and are considered great for families, with most having between two and four bedrooms. Kamehameha Highway separates most of Aiea from the shore of Pearl Harbor. Aeia Heights is a residential area extending up the ridgeline of the town.
