View Homes in Mililani

Looking for a view home in Mililani? View can mean a few different things to different people. Some people may state their home has a “view” but it’s really just a view out the backyard of their chickens – stated “View of local wildlife”. This is not really the “view” you’re probably looking for.

View? What View?

When I think “view” I think long distance view. The ocean view. Water view. Valley view. Something that I’m not going to see in every home out there. It’s a “special feature” that should add some value to the home. Of course, value is all relative and it really doesn’t matter how much value it adds, only that it adds value to you, the home buyer. Some people may love the view, where others may say it makes them feel crowded or over-exposed.. one or the other.

But when we’re talking view homes in Hawaii, you probably want some tropical look out and not just out the back window into the backyard. While most back yards in Hawaii are still tropical, view evokes a sense of wonder, awe, distance and expanse. You want a view that stretches for miles, whether that’s over the ocean or across the valley into the hills.

The difference in view…points

Because Mililani sits in the center of the island, a water view home will be at a great distance. Any ocean view home in Mililani will be at least 10 miles away so the home will have to be perched high enough to create that ocean view distance. While unusual, it’s not impossible. Homes on the hill just south of the Mililani Golf Course often have far-reaching views of the water, even if it’s just a peek-a-boo one.

The mountain view homes are more likely in Mililani. If you want an oceanfront or beach view homes, places like Honolulu or coastal towns are your best bet. For Mililani, a view home will often mean a tropical landscape or views of the surrounding hills and valleys.

A Golf Course view is also an option in Mililani. There are probably about 10 homes for sale at any given time with a golf course view front. These are usually priced from $600K t0 about $900K.

Real view homes, homes with sensational views, either of the mountains, valleys, golf course, or that rare ocean view home in Mililani, will be a little higher priced. On average you’re likely to spend 2%-10% more on a beautiful view home than a similar property without a view.

Using basic searches on any real estate website is hardly going to get you the results you really want because too many agents and sellers always think that their home has the best view! West Loch Estates

West Loch Estates

West Loch Estates is a small community located just west of Pearl Harbor on Fort Weaver Road south of Mililani along Farrington highway. It’s home to the Queens Medical Center and the West Loch municipal golf course.

Technically in Ewa Beach, this residential community stretches from Farrington highway south to the Asing Community Park on the shores of Pearl Harbor. It encompasses the golf course and West Shoreline Park as well. At any given time there are about 5 to 10 properties for sale in West Loch Estates. These homes are priced from about $280,000-$700,000 and were built within the last 20 to 30 years. Homeowners dues are around $55 per month based on lot size and home size. There are roughly 6000 residents in a 1.6 square-mile area. The median home price is about $475,000. Most people that live in West Loch commute to downtown Honolulu or Waikiki, averaging about 35 minutes of commute time.

The majority of homes are located on the east side of Fort Weaver Road and most of these roads are not through streets so you won’t have people speeding through the neighborhood to get somewhere else. On the west side of Fort Weaver Road are a few condominiums, apartments and townhomes.

The West Loch Community Shoreline Park is a small little park perfect for walking or jogging. Several locals do fish at this park even though they’re technically not supposed to. It’s a great place to have gatherings, a picnic, or throw the ball around.

The West Loch Golf Course is also located in Ewa Beach just south of several of the homes. This 18 hole golf course features a short but challenging layout incorporating a variety of water features.

Residents of West Loch are assigned to the Ewa Elementary school, the Ewa Makai middle school and the James Campbell high school. The high school is about 3 1/2 miles away and receives a 9 out of 10 by great schools.org.

Shops, markets, restaurants and more are found just a few minutes north in Waipahu and Honolulu is 17 miles away.

Village Park Homes on Oahu

Village Park is a small community located in Honolulu County just south of Mililani. It’s home to about 10,000 residents and is nestled just north of interstate H 1. It’s bordered on the east by the Royal Kunia Country Club, on the west by Highway 750, the interstate to the south and the hills to the north.Village Park

At any given time there are between 20 and 30 properties for sale listed from about $135,000 for land and vacant parcels to about $850,000 for larger estates and homes. There are several parcels of land ideal to build on but these are not oceanfront homes and this community is landlocked. Several homes along the Country Club feature golf course views and there are three neighborhood parks within Village Park. On the west side is Walmart, Denny’s, and several shops and restaurants, however this is primarily a residential community. In the center is the Kaleiopuu Elementary School adjacent to the Hoaeae Community Park with open space, tennis courts, basketball courts and a sports field. Residents are assigned to the Kaleiopuu Elementary school, the Waipahu intermediate school and the Waipahu high school. While the elementary school is within this community the intermediate schools about 1 1/2 miles away in the high school is 2.2 miles from this community.

There’s another Park located in the Northeast section of this community which features an open space, basketball and small racquetball court. On the west side is a small green Park with open space in a few trees, perfect for throwing the ball for your four-legged friend.

Surprisingly, Village Park is one of the more affordable places to live throughout the island. $600,000 for a typical family home built over the last 10 to 15 years between 1100 ft.² and 2000 ft.² with three or four bedrooms. Lots are around 5000 ft.². Homeowners fees are between $40 and $80 per month and cover common area maintenance and landscaping within the community. There are a few condominiums, duplexes and townhomes also for sale in Village Park, which typically start at about $150,000.

If you’re looking to be close to Honolulu, close to the Army airfield or barracks but still would like to live outside of the hustle and bustle of the city, Village Park makes an ideal location. Start your search here for all Village Park homes and Waipahu real estate.

Time for Post Thanksgiving Clean Up

Thanksgiving Day clean up is quite a hefty job. There is scrubbing pots and pans, washing fine china, putting table clothes in the laundry, storing away extra table leaves, or folding up tables and chairs, and replacing the furniture back to its original position. But is your home truly cleaned after all of these simple tasks have been completed? Time for Post Thanksgiving Clean Up

It is not uncommon to discover spills and stains in your home long after the feast is over. Maybe you noticed coffee on the floor near the couch when you sat down to enjoy a movie post dishwashing. Maybe little niece  Sally decided to spit out her chewing gum behind the couch. Or maybe Aunt Gladys was so cheery that she did not realize she had spilled a  little red wine under the table.
